Any agent can tell you the house is worth £40,000 more than it is, win the instruction, then spend three months talking you back down — and sixty days of a stale listing costs you far more than starting at the right number. We tell you what it will sell for and show you the three comparable sales behind it.

  • Accompanied viewings — Every viewing is conducted by a member of our team, seven days a week until 7.30pm. You get written feedback within 24 hours, including the things buyers say when they think nobody is listening.
  • Sales progression — One person chases your sale from offer to completion: solicitors, surveys, searches, lenders and the four households above you in the chain. Weekly updates by phone, whether or not there is good news.
  • Lettings & management — Tenant referencing, inventory, deposit protection through an approved scheme and quarterly inspections. Full management is 9% of the rent; let-only is a one-off fee of £695 with nothing thereafter.

We open at 8am and run accompanied viewings until 7.30pm on weekdays and all day Saturday, because the people most likely to buy your house are at work when other agents are showing it. Nobody is handed a key and left to wander round on their own.

FAQ answers

What is your commission and when is it paid?

Sole agency is 1.2% of the sale price, payable on completion and not a day before. There is no upfront fee, no marketing charge and no withdrawal penalty — if you take the property off the market or sell it privately, you owe us nothing at all.

How long will my house take to sell?

Our average last year was 39 days from listing to sale agreed, then a further eleven weeks to completion. Our recommendation is to allow four months end to end. Anything priced more than 5% above the comparable evidence typically takes roughly twice as long.

Should I do work before listing?

Usually less than you think. Decluttering, a proper clean and fixing anything that looks like damp are all worth doing. A new kitchen at £14,000 rarely returns £14,000. We will walk round with you and say which jobs justify the fortnight they will cost you.

Do you charge for a valuation?

Not for a market appraisal. That is free, takes about forty minutes and comes with three comparable sales in writing. Formal valuations for probate or matrimonial purposes are £250, because they carry a professional liability that a market appraisal simply does not.

Closing lines

Book a valuation and you will get a number, the evidence sitting behind it, and no follow-up campaign if you decide not to sell this year. We would rather be the agent you ring in eighteen months than the one you stop answering.

The office is open 8am–6.30pm on weekdays, 9am to 4pm on Saturday, and by appointment on Sunday. If the property is empty, a viewing can usually be arranged for the same evening.
